Seeking Advice for Commercial Real Estate Company7658

MarkCantu private msg quote post Address this user
Curious to know if there is a video for ideas to pitch to a Commercial Real Estate Company. In the Training Section I have seen the video for Real Estate Agents and Brokers, but Commercial Real Estate is very different. I have a meeting with a large broker, and I want to put my best foot forward. Thanks in advance for any and all advice. Create a great day! Mark

@MarkCantu

Thanks for the shout-out on the WGAN-TV Training Academy Video Library ...

Help us understand "Commercial Real Estate Company" ...

For example:

✓ represent the buyer or seller?
✓ develop properties?
✓ own properties and lease space?
✓ own properties and sell properties?
✓ property management company?
✓ vacation property management company?

Thanks,

Dan

@DanSmigrod This company is a very large Commercial Real Estate Company that also does property management in large and mid size buildings, High Rise type buildings. The first project they have given me is 9700 sq ft. Though I got the job, I haven't met with the person who has given me the job. I wanted to put my best foot forward for our first meeting.

I went to MSP, and found these facts:
Minimize the amount of time properties remain vacant.
Quicken sales cycle
Fill units faster by qualifying prospective tenants before they walk through the door.
Give customers a true understanding of the property through self-directed and accurate 3D experience.
Can be used across the entire property life cycle (Listing to Occupancy)

@MarkCantu

I would ask your contact, "What would success look like for you?"

I could imagine that you might hear things such as:

✓ "reduce days on market"
✓ get the most offers
✓ for the most money for leasing or selling
✓ least amount of stress
✓ pilot project to see how this might apply to: a) our department b) other departments
✓ decided if we want to buy a Camera (think about how you add value)
✓ reduce the back-and-forth for multiple visits by Client prior to move it (will our furniture fit?)
✓ reduce the requests to take photos and email them to prospective Clients

You will have the most success (in this order):

✓ ways that you make their company money (closest to the wallet)
✓ ways that you save money (hard and soft ways)
✓ ways that you save time (soft)

Hopefully, others can add to this list.

Best,

Dan

@DanSmigrod In MSP, they mention that the camera may have a hard time trying to define space because everything is so uniformed. She mentions that "just add a chair", I hope I don't encounter this problem because area is vacant. Have you experienced this problem?

@MarkCantu

For clarification, you are seeking help with scanning tips of a large, open space rather than marketing tips?

See WGAN Forum discussion:

Large industrial unit complex - shoot help

For scanning a large open space, since WGAN Forum discussions tagged:

Large
AprilTags

If it is a large, open and empty space, some additional tips, if you notice that scans are not showing up on your iPad where you expect them to be (yikes!) ...

1. You may need to scan at the lowest tripod level possible and hug the wall as you begin.
2. Once you get done with the above, put the tripod at normal height
3. In Workshop, hide all the low tripod height scans

(The camera "sees" better - for stitching - at the lowest level to the floor and near walls.)
