I don't know if this is new, when the change occurred. Maybe I'm way behind the times. It used to be that Zillow only featured virtual tours using their own (substandard) process 3D Home tours. When you placed a Matterport on the MLS and Zillow ingested it, it would be displayed deep down a page or two where no one would ever find it. Zillow was the only aggregator to do this. Redfin, Realtor and Homes.com have long featured Matterport prominently, in one way or another. ![]() Please know that their "3D Home" tours have nothing to do with our company, Home3D.us. As a side note, 3D Home tours did first launch years ago at a time when I had been having many discussions with Zillow about promoting virtual tours, so it's possible (not to flatter myself) that they got the idea "3D Home" from us. But I digress! What I discovered today is that Zillow now places an "Explore 3D Tour" image right up top of a listing's page. Click it and the Matterport launches. Hurray! This is great news for those of us who create Matterport listings for agents. Take a look at our latest as it appears on Zillow: 5366 Collingwood, Calabasas, CA And I'll add another note for all the MSPs out there. Differentiate yourself by going the extra mile. We do so by usually creating full-property MP tours, scanning the entire home and property so that buyers can roam indoors and out, without having to suffer those annoying "bubble" 360 views floating outside the dollhouse. Now that the MP Pro 3 camera can scan outdoors in sunlight, set yourself apart from the competition too lazy to go outside. Buyers love a FULL tour, so do it, show agents the difference, and get known for delivering a high-quality tour. Sure it takes more time, but that indoor-outdoor dollhouse looks much nicer. And when you program your Guided Tour, include positions showing the "floor plan" and "dollhouse" views to remind people that these options are there for exploration. ![]() NAR research indicates that the time people spend exploring photos, videos and virtual tours has a direct impact on the memorability of a property. And people engage with what they remember. My clients have also told me that Matterport tours cut down on dead-end buyer calls - appointments to show that go nowhere. Makes sense. If the home has a Matterport tour, then if they don't like the floor plan they'll discover this online and waste neither their own time nor the agent's with an appointment. My agent clients appreciate this "weeding out buyers" process that Matterport helps with. Time is our most precious commodity. Zillow has supported a # of 3rd party 360 tours for a while now as long as the tour link is in the primary unbranded virtual tour slot in the MLS ~ a few of the other 360 tour providers like CloudPano have also opted to push tours to Zillow and Realtor.com but, this integration is address driven and the tour has to match the active listing in order for the tour to appear Zillow still only will boost Zillow 3Dhome tours with floor plans and Showcase listings ~ other 360 tours get no additional leverage/placement |
