PMRE 2024 News Source: Aryeo PMRE: 21% of Aryeo Properties have a Video Hi All, 21% of all Aryeo Properties have a video, according to Aryeo Co-Founder Matt Michalski during his State of the Industry presentation at Photo + Media for Real Estate (PMRE) Conference in Las Vegas on Wednesday, 13 November 2024. Aryeo is a comprehensive content management platform tailored for 250,000+ real estate media professionals, including photographers, videographers, and agents. It offers tools to streamline the creation, management, and distribution of property-related content. Aryeo was acquired by Zillow Group in 2023. Aryeo aggregated and anonymized its data to report this key industry metric. I believe the results were for 2023 rather than a recent 12 month look-back. Hah! Posting these media stats is like throwing me red meat to chew on! In a June 2024 review of Active Residential listing in my area, 16% of 187 listings used video tours. (NOT the old-style Ken Burns animated photos that I designate as "slideshows" not video or virtual tours). Here's the juicy details I can share from my own experience. My media package for realtors includes a simple walk-through video with background music. It gets the job done presenting the flow of the home and how all the spaces tie together. I can see the viewing stats on YouTube. The dirty secret about property videos is that they don't get viewed nearly as frequently as the 360 tours. The comparison I use is the Zillow page views as a base. I have consistently seen the Zillow 3D Home Tours viewed at a rate of 50-60% of the Zillow page views. When I look at the video views on YouTube, the view count is usually in the 2-4% range, highest was 8%. One of the influencing factors for video views is their visibility on the search sites. Redfin posts a link in the hero photo if the video is hosted on one of the major video platforms. Zillow no longer displays nor hosts video. There is only one link available for a video on Zillow and it's buried down in the Facts and Features section. Realtor.com will post one link, to a 360 tour or video. So unless the realtor is smart enough to use one of those available links to connect to a single-page website where all the media can be displayed, they are limited to choosing a 360 tour or a video. And the URL must be placed in the correct field on the MLS to be scraped and displayed properly by the search platform. On a side note, I noticed just this morning when I was collecting weekly viewing stats to send to my clients for their listings, that Zillow has completely dropped any display of the view counts on their Zillow 3D Home Tour dashboard. A couple months ago an update to the platform caused inaccurate view counts (WAY lower). When I contacted Support, I was told that Zillow knew about the problem and was working on it. It appears their solution is to remove the viewing stats altogether. I wrote a heated appeal this morning to fix the view tracking because that is one of the prime ways to support the value of including a 360 tour in the media package. |

@DanSmigrod Dan, you made me laugh! Truthfully, this forum is probably the only place where there is a group of people who care enough to listen to the actual statistics. I find that most agents are moving too fast, focused on other things. | ||
