I wonder if a 2nd 360 in the kitchen might have caused the EyeSpy360 app to separate that square footage from the living room area? Likewise with the closet area, which appears to be absorbed in the bedroom measurement.

Also, noticed that EyeSpy360 does not show countertop or appliance placement. Same issue in closet area and bathroom. The fact that MP identifies these features not only makes the floor plan more interesting to look at, but more useful.

The issue with EyeSpy360 screen-grab only is a big one. Most agents I know want/need to include separate images along with interior/exterior photos uploaded to MLS. Same with any other real estate portal that receives data from MLS, or other large syndicated portals; Realtor.com, Zillow, and so on. It's great that they are part of the 360 tour, but this will be an impediment with agents, property managers, FSBO, FRBO, VRBO and AirBNB, or similar, when compared to and competing with Matterport.

I am confused. Matterport shows measurements separately for Kitchen/Living room (even though it is one large space.

Agreed. That said, I could imagine that the price point that you can charge for EyeSpy360, would make it attractive when the Client is not willing to pay for a Matterport Digital Twin. EyeSpy360 is likely an attracted Add On to traditional 2D images.

@DanSmigrod On the combined measurements in both LR/Kit and BR/closet areas, understood. Was just wondering if extra panos might have somehow "told" the EyeSpy360 capture app (for lack of a better way to describe it) to separate those spaces into the separate rooms they really are and should be represented on a floor plan to best represent the space to a viewer.

Also agreed on the "price point" points made, though my current service menu makes the tour the central focus with 2D images included in pre-built packages.

Ah! Understood. Worth testing in the future. I could always delete the extra 360º in the Tour experience.

Yes. How ever you handle your pricing. The point here is that the EyeSpy360 Tours are super-fast to shoot, super-fast to create and are at such a low price point - one-time charge of $19.75 each - (plus, unlimited hosting at $9.99 monthly), that it can be priced to a client at an affordable price even for low-priced homes or apartments for sale.
