Hi All, The WGAN Forum Question of the Day for Sunday, 5 May 2019: Have you had a Matterport 3D Tour result in the sale of a house without a physical walkthrough? Best, Dan |

We have a client who uses the Matterport shoot primarily to be able to order floor plans for use in conjunction with high quality stills, so in this case, yes as he doesn't activate the walk-through portion of the shoot. Ahhh...but I see I've mis-read your question - a physical walk-through - yes, there was a tour done where the client purchased the home after viewing it from overseas and hadn't actually flown out to see the home yet.

Hey Guys! I closed a $1,040,000 sale here in Brooklyn. Buyer used the tour for his showing and made an acceptable offer without stepping inside. He did a walkthrough prior to closing. This one was a “gimme”. Row of identical townhouses.. I had 307. This buyer was buying 325. Same structure. He had gotten outbid and was pissed off. These are two family homes that are easily converted to 4-6 family homes. Additional floor built on. So YES Virginia people can buy a home “sight unseen” using matterport. www.307CorneliaStreet.com |

One of the agents for my biggest client wanted me to photograph his own house for sale. Since his firm wasn't paying for marketing materials, he said not to do a tour. That year, my 1099 from that company was, let's just say, rather sizable, so I said, "Bubba," (his name is Bubba), "don't worry about it." I chalked it up to client relations and R&D to see how fast I could scan a 3 bedroom rancher. (It took 45 minutes.) He posted the tour on-line on Thursday and got a full price offer from a couple in Maine on Saturday. Additionally, he had a full-price back-up offer from another party in north Georgia. It closed about a month later, a day before we had a hurricane near-miss. Evacuations, etc., but only minor damage in general and the new home was unscathed. We're in a resort community, next door to a high-end resort community, so have a disproportionate percentage of out-of-town real estate activity, (seasonal rentals and retirements), a fact I stress when marketing my MP services.

Yes, I have one closing the end of the month. Super, almost new 3 bedroom rancher in Suffolk, VA. Older couple coming from NC., their agent did a facetime with them in the home just prior to writing the offer. I had shot one of my listings that had already sold when I got my Pro 2 Lite to practice on, so this listing was the first one I had actually shot and used for marketing. |
