✓ "Truly amazing and CHEAP. (Hint: my competitors charge around $300.) I only charge a flat rate of $99.00 for Any Home. Any Size!"

How is this possible?

Maybe they are using the scan to case houses before they rob them?

Or maybe he charges hosting fees?

He will not be able to sustain that, my average location requires time, now way I could do three in one day! And at that not including his hard cost. Well it is what it is - I'm sticking to my pricing structure thank you

As @JonJ mentioned, that could be a very lucrative marketing idea if he/she charges aggressive hosting costs.

Heck, I imagine you could do the scan for "free", and still make a bundle if you had a lucrative hosting fee.

At that price, he must be getting at least 3 Jobs per day, thats 15 per week or 60 per month (i average 4 jobs per day and my prices aren't his prices).

And I can tell you this, Ive never had an order for a 3D Tour without the agent wanting photos too. So you have to figure $198 per appointment if he's selling photos for $99 too. Thats $594 a day. He should have more orders than he can handle at those rates, so he should be working 6 days a week. If he is, then thats $3,564 per week 51 weeks per year = $181,764.

Now lets work out his direct costs and I'll start with his Gas cost. As he charges a milage fee for and distance over 15 miles then that mileage is covered with Whatever overage fee he charges. So if he does 3 jobs a day and they are are 10 miles apart from each other then thats 30 miles. Lets add another 20 to make sure we've got that covered so 50 a day. Thats 300 miles a week. If he's smart, he's driving a cat thats getting at least 20 MPG. (300 devided by 20 = 15 gals). So thats 15 gals a week x 51 weeks x $2.30 a gall = $1760 in gas.

Hosting from Matterport is $149 for 11 models so he's paying for 49 additional @$19 each. That = $931 +$149 = $1080. Lets round that up to $1200 as some of the homes are going to be larger models and so will cost more. So $1200 x 12 = $14,400 per year in Hosting fees

Let say it costs him $300 per year for his website.

$2000 a year to sell his DSLR and Matterport and replace it with new one every two years.

So lets add that up:

$1760 Gas
$14,400 Matterport Hosting
$300 for his website
$2000 Equipment replacement
$18,460

So $181,764 in
$18,460 out

Balance: $163,304. Out of that, he has to pay for devaluation of his car etc.

Even if the numbers are off by half, he's still making $80,000 a year and for some people, thats enough........

I see his numbers as viable, but he is a slave to the work if he is working 6 days a week. If he's not, and only doing 1/2 of the numbers above, I expect others to do the same as a Lot of people can live on $80,000 a year.

Nothing lasts forever guys. Can anyone relate to drone aerial prices when they first came out to todays prices? Mine are now 1/2 the price of what they were when I first started doing them in 2013.

Just make sure that all your eggs aren't in one basket or you will wish you had diversified in your offerings. I even make money from something that I call cancelation insurance. It takes the agents requirement of cancelation notice of an appointment from 18 hours down to just 1 hour before the appointment. I get around 800 orders of this per year. I only charge $5 for it. But over the year, thats $4000 a year.

My biggest competitor also charges $99 (that's NZ dollars which is approx ($68 US) they also do a $99 job (which means pretty crap). They too offer all services in comparison to us who specialise in what we do and provide quality every time.

I charge $99 if ordered with one of my other packages. But thats the starting price for up to 1499 Sq. Ft Living area. 60 days of hosting Free. After that, $35 for 90 days, $55 for 180 and $79 for 360 days.

The $99 is all about getting their attention. As I said before, they have to order another package for them to get that price. My cheapest package is $199 for Photos and video.

It starts from $199 if they dont order another package. Ive only had 4 orders like this in an entire year so people get it.

So for 1400 sq ft, Im going out for $299 to do both - a Matterport, 13 photos and 8 video scenes & Drone video for the video.

Then you up-sell them on a a floor plan. I charge $25 plus 2 cents a foot. 1 in 5 Matterport's order a floor plan when they see this. A lot of people will add aerial photos which will add another $50.

We can be in and out of a property of that size in 2hours and 15 minutes, EASILY. Really, we can do it in 2 hours, but we add 15 mins fudge factor in case there's an issue with scanning.

So if anyone here can't make money at $300 for a little over 2 hours of work in the field, then you should consider going to work for someone else as business is not the field of work you should be in in my humble opinion :-)

Lee Anderson here of MI Real Estate Tours which makes the 99.00 any home any size offer.

User "HomeTakes" really sums up my strategy well.

A few notes for my business model:

1) I automatically delete listings after 6 months unless agents pay $20 bucks to keep it up for another year.
2) I of course pay for the annual Business plan so I can get an average price of about $11.00 on my first 19 scans.
3) I charge $49 extra for floor plan. I sell a bunch of these.
4) I offer still photography and drone photography.
5) Approximately 99% of my Matterport-specific clients buy a package, not a singular product. Only a couple of times a year do I do a Matterport-only job.
6) Most popular combo is still photography and drone photography. (Notice what's missing? Matterport.)

Here is my bottom line magic number: $35.00. After vehicle depreciation and equipment depreciation, my goal is to make $35 per hour. At 2,000 hr annually I want to walk away with about 70K. This may be low for some. Decent for others. Amazingly "HomeTakes" came up with this number almost exactly.

I agree that I am a SLAVE to my work. And not that well paid. But I enjoy what I do. It's not just about money. Perhaps that is a terrible business model. Then again... maybe it is a magic business model.

Overall Model

My model is simple: be a good quality still photographer.

Matterport is a luxury.

Still photos are a necessity.

MANY, MANY (upwards of around 30%) of my agents who come to me initially for Matterport end up giving up Matterport and using me again and again for still photos and drone. Matterport, for me at least, is a door opener. I could never compete in my market as a regular photographer only. Matterport has given agents a reason to discover me and use me... and eventually use my photo services.

One more comment: I do NOT necessarily recommend that others do the 99.00 strategy. It's kind of a hard road to go down. I will admit that. It works for me because I'm ok selling my soul for cheap.

$99 in Grand Rapids might make sense. I would assume that the average house size is lower than say, Dallas/Fort Worth where my average scan is 4000sqft. Cost of living is likely lower too... And these days, you can pick up a Pro1 pretty cheap as people are desperate to sell.

The MSP above is charging additional travel fees past 15 miles, which is a very narrow area.

His Area:
The median home value in Grand Rapids Metro is $168,600. Grand Rapids Metro home values have gone up 8.7% over the past year and Zillow predicts they will rise 3.5% within the next year. The median list price per square foot in Grand Rapids Metro is $126, which is higher than the Michigan average of $117.

My Busiest Market:

The median home value in Frisco (TX) is $392,700. Frisco home values have gone up 6.8% over the past year and Zillow predicts they will rise 3.6% within the next year. The median list price per square foot in Frisco is $153, which is higher than the Dallas-Fort Worth Metro average of $131.

Compare the home prices to the average ppsqft and I am fine with home charging $99/house plus travel.

I serve a 150 mile radius and there's quite a lot of people to serve out here.

That was a refreshingly honest response and I appreciate the insight on the importance of quality photography. I don't want to be that much of a slave to my work although currently it feels like I'm already there. lol

It is interesting that Matterport creates the expectation of the outsourced cost of the package to the Real Estate market of: "100 - 300 USD / listing"

The DIY cost to the Estate Agent is: "Cost of the equipment + 60-90/listing of agent or intern time"

I bit off topic but I also clicked through to the Matterport Gallery and I noticed a few weeks ago, they are highlighting Spaces with [Pro 2] in the Titles... in other words another push to sell the Pro 2 but the average Joe Blogg end consumer isn't going to know what that is anyway... I just find it an inappropriate place to hightlight which camera created a tour

I just finished scanning a 6000 square-foot house with seven outside 360 views and not counting my drive time, postprocessing to build a highlight reel and after the $38 Matterport fee, I just made a whopping $17.42 per hour gross. That will get me a cold bottle of water and 8 PowerBall tickets.

Matterport is definitely not winning the hearts and minds of the Pro Community "managing" pricing expectations. Too bad, they have been doing so well lately with announcements such as publish to Google Street View ... Matterport should take out all references to pricing in all collateral. It's simply not necessary.

I was looking through the glass this evening and noticed this one is advertising the new camera and over a million square feet scanned this far. I suppose it could be feasible and exhausting. I gotta go over the price structure against the competition. But working this way doesn't cut it for being home with the kids.

I will earn more money in 1.5 hours when just doing UI/UX & Frontend without even the need to leave my bedroom.

Isn't there someone on this forum that does Matterport, pictures and drone work for about $250-300? He said that he is so busy, he cannot keep up.

I would think (Know) you should be able to get more than that but if you do 3 a day X $300=$900. Even if you raised it to $500, that would still be $1,500. 5 days a week=$7,500. Maybe put some sort of time limit on each property. 2.5 hours or the rate goes up? Or you just raise your price and do 2 a day and save yourself from working like a $2 w***e running a .99$ special.

Now I will have to admit, can you imagine doing 2 or 3 of these a day, then having to come home to edit pictures, video, tour and build out a website? You figure that into the equation and $1000-1500 doesn't sound that great. You would get to bed after midnight and have to be back up and out the door by 7:30. You would be too tired to enjoy the money on the weekend. If your wife is like mine, she would ask, do you think you can do one more every day!

2.5 hours for a property incl. preparation, post (tour & tags) is not possible in my opinion for a average house.

But doing special offers to find out where the magic price for clients is will help to find the golden path I hope.

We are currently trying this via a crowdfunding Competition of the city of munich: http://www.whitebox-muenchen.de/en/projects/crowdfunding-wettbewerb/

What I want to achieve are 10.000 Eur to shoot 20-30 spaces for artists & art locations for free. People could buy a special priced paid shooting and so spend one free shooting for an art related location.

The main intention of course is the free PR and recognition within the city government for all their museums and other places. Unfortunately the german law would not allow Matterport for these locations due to legal restrictions (US hosting, No full unrestricted access to content, they need all rights on the content without restriction from a 3rd party and a 100% brand free player ...). But if this would happen I can use other hardware/software as then the budget will be above 99 USD.
