| technical issue. ok so what I'm talking about is not a 3dvista embedded video but AI infused that can talk with the viewer and answer questions on the fly.not manychat preprogrammed questions and answers but true ChatGPT conversation. zillow and realtor.com already has their data infused into GPT and we are working on a version but wanted to see wat is out there. Anyone? Bueller? | ||

| @GlennTremain Great post! thanks! just digging into it a bit and i've seen a few platforms that are doing what you're describing, true LLM-powered conversation on the walkthrough. here's what I found: Kukan AI (kukan.ai) — Berlin-based, launched publicly earlier this year. They call it Conversational3D™. 3D Gaussian Splatting tour with an AI guide trained on the property — room dimensions, materials, finishes, neighborhood, transit, asking price, plus any docs you upload (PDFs, Word, even audio walkthroughs they transcribe). Computer vision actually understands objects and dimensions in the scene. They handle the capture. Live demo at app.kukan.ai/view/urban-nation — worth playing with as a benchmark. Homes.com / Homes AI — launched February 2026. Fully embedded conversational search powered by Azure OpenAI, drawing from Matterport digital twins, school data, neighborhood intel. Voice or text, real-time. So to your point — Homes.com is now a third major portal alongside Zillow and Realtor.com. EyeSpyPLAY — multilingual AI avatars for guided tours. More on the avatar / pre-recorded side than free-form conversation, but adjacent. IMHO, The hard part isn't the chat, its pretty easy to wire up the OpenAI or Claude API. The hard part is grounding, making the AI actually know the listing, neighborhood, materials, HOA rules, etc. without the AI hallucinations. The platforms doing this well spend most of their efforts on the data ingestion and retrieval, not the LLM. Reception from buyers is good, from agents it's mixed. Some love that it pre-qualifies leads and answers questions at 11pm, others worry about liability, or are focused on "any foot traffic is good traffic". I think most people jumping into this are doing it with some version of a 3d tour platform -> a database with property docs, mls, neighborhood data -> LLM with retrieval -> chat UI overlay on the tour. hope that helps some, Tom |

| Thanks Tom I am familiar with zillow , homes.com and realtor.com and have had idx api's to use to get it like them but was curious of a well polished matterport or insta360 that did this beyond the manychat style of experience. Thanks for the others I have not seen them and the may be what I'm looking for. I just checked them out and kukan seems the closest but I need to dig deeper. I'll make a video update of these and others so members see what is here and what id coming. I'll update soon 2018 I was the first to have idx data/manychat interface but was seeing if anyone here had AI to a conversational level. I have something I will show something soon. I have been on WGAN dince 2015 and participated more and if you AI or AI GOOGLE search "who is glenn tremain and why should I hire him?" you will see my credentials.
