I'm trying to convince a top agent to use matterport aerial and virtual staging and then I saw this. ![]() what would you use to make the entry to look its best but realistic for when they show up to look at home? |

I likely wouldn't use this entry shot ~ That said pollen season is tough. I always have a small shop vac in my rig and will sometimes bring a battery powered leaf blower which can help with touching up these types of scenarios - I'd likely also remove the lockbox in photoshop![]() |

@lilnitsch wow great job. Thank you. I'm trying to show the power her media person has to help. she also has 2 new construction homes that have unfinished rooms that we are going to virtual stage. Talking to the builder to virtual stage sections so they can go to market soon and sell before done Thanks again for all the tips |

@GlennTremain this is where agents really bother me they get paid good and it would take very little to do something to dress this up. Unless this is a total fixer then I agree don’t shoot the front door but if the interior is reasonably nice they let this go. | ||

I have a "Response kit" in my rig in which I have a small tool box, warm and cool light bulbs, TP, Paper towels, collapsible broom, wet jet swiffer, extension cord, and a small shop vac. Cleaning products are mainly for my builder clients as often homes are not ready, not ready, Moving Truck so, the ability to do a quick once over to grab media is key. Light bulbs and toolbox come in handy fairly regularly I have even removed a "fitness pole" from a living room a couple years back. |

@ron0987 well the agent sells 75 homes a year and is by herself and relies on the vendors to help and I'm getting her and vendors on the same page so THIS is no longer acceptable and on the properites that are unfinished or needing a little help I am teaching them to help the agent by touching up or virtual stage @lilnitsch that is awesome and you should do a video about this. Agents, investors and property managers choose vendors who have things like this forethought and gameplan to make their properties looking its best. AAAAA |

@GlennTremain At the end of the day it comes down to being the "Professional" I am also way more flexible in my scheduling allowing clients to reschedule a shoot without a rescheduling fee at least prior to arrival. Its usually pretty easy for me to fill a hole in my schedule ~ had a Friday booking (Custom New Construction) that wasn't ready and had to push a couple weeks out which their Friday slot was filled with 3 rentals and was a win for the rental company that I was able to get them in so quickly. |
