the market has shifted and real estate agents aren't using matterports as much because they chose cheaper matterport solutions (aka "kiddies with cameras" - term originated by chemistrydoc) and now has led to quality and craftsmanship so bad that it doesn't have the effect yours, as a craftsman (or craftswoman), gives those that hire you. https://www.youtube.com/watch?v=ywbxX4gD_og your work attracts them better, longer and if you show them how to use tem to get leads for years you can revitalize the demand. I'll send more soon. |

I agree that “if you show them how use them”. Most 3D scans I do for smaller companies don’t get used to their fullest potential. They get used better when I have a connection with the company that handles there website. |

@GlennTremain but we have seen this before when MP released the Pro2 there was still a pretty solid market for pro user. MP cut the price of the Pro2 to $3500 and released MP Lite then around me exactly what you’re saying the market went crazy. Everybody had MP camera and most models did not work. It was funny to walk thru models and get stuck in rooms but not funny because bad name for MP. I have never even seen it recover with to many high end agents. Some see the value so many don’t.

@ron0987 I'll make a video about this soon but high end agents need to see why they should use it and 90% of MP don't know how help them market. they just low price and give less craftsmanship so today's market is a severely watered down result. @Chemistrydoc pointed out that in the video I made one is using a pro3 and not doing outside? YIKES. I'll write more soon

@lilnitsch thanks for letting us know. I personally like matterport motion feel when going from room to room and the seo benefit of matterport scans

@GlennTremain @Ron0987 I agree with the lower price not bringing in new business statement. A lower price on something you don’t think you need is still going to be higher than what you expect to pay (which is nothing because you don’t need it). I regularly do searches for competitors in my area. The lower priced ones seem to have disappeared in the last 5 years or they have no new examples to add to their website (which is often links copied from Matterport’s older website). The bottom line is the supply and demand price curve only starts working if there is enough buyers to generate enough selling opportunities. Lowering prices where there is no market is pointless. |

@GlennTremain I also prefer a matterport tour ~ I can't yet justify the price per model on the new plans nor the price of the Pro3 at this time ~ I have a few agents that still believe in Matterport and I have always done more exterior with Matterport or Zillow for that fact than any of my competitors. I also always harp on the importance of shooting garages and shops as they are important spaces (at least in my market) |

Connecting exterior spaces can also be really time consuming especially when using the older Pro2's https://my.matterport.com/show/?sr=-.36,-1.54&ss=108&m=UNVbADdiyru&play=1 [matterport]https://my.matterport.com/show/?sr=-.36,-1.54&ss=108&m=UNVbADdiyru&play=1[/matterport] |

Lighting and patience allowed be to connect these two cabins with a Pro2 https://my.matterport.com/show/?m=EWpvuKQV7jK That said this also comes down to how much time you have on site as well. Sometimes you only have a small window on properties (especially vacation rentals) because they are often being turned for the next inbound guests |

Another big part of this is knowing your business/market. When I started out I typically could only scrounge up distressed properties or vacant land listings. So, I build an offering for vacant land & built a name for myself of being able to get difficult properties shot in such a light that they would pass Sotheby's International Realty's quality control guidelines. This is an example of what I typically do on a Vacant Land listing ~ Vacant land will always have a VR (360) component, Stills, and at least a shorty video. https://capturenw.com/vr-tour/26419-e-timberwolf-ln-newman-lake-wa-99025/skinned/ |

@lilnitsch Wow! That must have been a whole day on-site with at least 2 days of editing. What kind of prices do agents pay for that where you are? I did a test model in similar circumstances but it’s hard to find clients for real estate in Japan. Please note the link is to my webpage and my examples page not the client’s webpage. It’s hard to find a price point or even a client that uses high quality marketing assets for properties here. https://meidansha-co.com/portfolio/rokko-residence/skinned/ |

@Meidansha So, that vacant land project I was on site for approximately 2.5 to 3 hours ~ most of the ground video was shot using the DJI action attached to a vehicle ~ I got a little lazy on the way out for the 360’s and just mounted the Z1 to the top of my rig taking panos with line of site coming down the road. I believe I charged $500 for this project ~ this property was only about 20 minutes from my home |

@GlennTremain Deck on the main cabin was being refurbished the day I was at this particular property & guests were inbound for a 45 day rental. So, once again this property came down to a limited time on the property |

Same here @lilnitsch. But I have two other guys I call on from time to time (and visa-versa). Thanks. Your example and price point is a good reference. With drone it might not work where I am as the licensing time costs etc make jobs below $1000 not worth it unless it is somewhere unrestricted. I might try marketing the vacant lot style work on old vacation estates a couple of hours from where I am. |

Quote:Originally Posted by lilnitsch I believe what Glen shows in his video has been created with virtual tours creator(Au version https://virtualtourscreator.com.au/) and it is also being used a lot on Australian MLSs. The thing is it is not cheaper than Matterport for hosting. They ask almost AU$35(US$22.50) a month for just 3 active tours. It is actually more expensive than Matterport.. over US$7/month for a single VTC tour versus US$3 for Matterport. And there is no free 3-4 months of hosting. I guess most agents are doing tours themselves and that the reason why they do not make much of a sense from a marketing point of view. |

@GlennTremain I totally agree with the video but this is one of the models I used as a marketing tool against the Pro2 cameras photographers in my area to upscale agents and I got no movement whatsoever, agent with 1, 2 3-million-dollar listing were annoyed when I asked for a meeting to show them the benefits of the Pro3 camera. I did not focus just on upscale agent I went after daily lister just to get my foot into the door. |
