Well I read the whole story and I could definitely say they didn't give any bad advice, but they missed a few really important details. Photos from 360 cameras will not make you stand out. True highly evocative real estate photographs come from DSLR or similar and is shot in a bracketed format. This is the baseline. Proper bracketing shots could be taken anytime of the day. Next up is exceptional editing. Good editing takes talent and a lot of time. That's why I outsource my editing to two very proficient houses in India. As a 20-year digital marketing veteran from the automotive field who developed extremely successful departments, I know the internet is about engagement. Doing the above is more than sufficient, but real estate marketing should not end there - as it does for so many. Pictures are not engaging. There's nothing you can really engage. Looking at a static image. The internet is about engagement. It's very easy for anyone to flip through 20 or 30 photos in less than a minute. However, I have always also promoted photos, floor plans and a 3D tour. My local competitors are still pushing expensive videos, but nobody watches them compared to 3D virtual tours such as matterport. 3D Tours stop home buyers dead in their tracks. It takes them from staring at vague pictures and puts them right into the scene. They can navigate throughout the entire property. They can visualize where little Jimmy's bed is going to go and where they're going to put their kitchen set. They bought recently and so forth and so on. I love what I do but I love the results because I pay attention to them and the agents barely do. But I know that they're getting a huge lift and I know that what I'm creating has positive consequences. The Zillow carousel should have your primary photo. A floor plan, a secondary photo and an image of a 3D tour. Whatever platform you use that gets that 3D area saying hey visit the virtual open house this very second. That's my difference. |
