Matterport Pro2 Floor Plan Versus Matterport Theta V floor plan?18509

In almost all cases that a client needs a floor plan, they also ordered a Matterport tour.

I have two jobs this week and they just want photos and floor plans, no tour.

I have used my Theta V to make a floor plan but it's been long time.

What are the pros and cons for each?

One pro that sticks out is that with the Theta V I can take one image(front/back camera) per room unless it is a very large room, in that case I will need two images.

The MP would require me to basically do a tour of the house as they don't accept 360's for floor plans.

Advice?

To get as accurate of a floorplan as possible with the theta id recommend doing several shots per room. Upload to matterport for processing. Then order a floorplan from home3ds using the tour link. Take a few laser measurements as reference for scaling.

How accurate do your clients require the sq.ft. to be if at all? I use cubi.casa for my floor plans even if I do a Matterport scan. They're faster, cheaper, and I like their layout better. It comes with measurements that are close, but in my clients case we don't even use them. It's more just to see the layout of the house. Even if you do need the measurements all their floorplans have a disclaimer on them. May be an option.

I recently had an apartment of mine become available before I re-rented it, and I used CubiCasa's free service on the IOS app, and they did a pretty good job with the layout and measurements. I wanted to try it out. I used my iPad Pro to shoot it, and I forgot it has Lidar. That may have helped them get close to accurate.

Here may be a better option too. Do you have the Zillow 3D home APP? Have you request the QR Pad they send you? I tried it out and the floor plan on Zillow 3d Home app for the same apartment, looks pretty good, measurements were more accurate than Cubicasa. Once the floor plan is ready, they email you a JPEG.

Zillow is 100% free for you.

@ScanYourSpace Thanks Tom, very helpful. I've been hesitant to use the apps, but not all agents want 3D tours - and we know how important floor plans are in helping buyers almost instantaneously understand the layout. I like Captur3d's lot plan, that is very helpful as well.

so just be careful. If you are stating wrong measurements, this may come back and legally bite you. I've seen several people sues for tens and hundreds of thousands for a simple floor plan. If you are stating numbers, you need to be certain of them.
