What Everyone Should Know About Zillow Video1798

Hello Forum,

Matterport tours work great on Zillow...IF CLIENTS KNOW THEY ARE THERE.

First and foremost, 99% of realtors(Matterport/non-MATTERPORT users)ever upload a video to the video tour section of their listing. And for the 1% that do add a video, it's usually a terrible, dizzying tour of the home shot on their phone.

I would like to share with you the power of the video tour box associated with pictures of the listing and how you can utilize it to drive clients to your Matterport tour.

In this video I would say something like, "Hello, and thanks for watching this video, I'm (your name) and I would like to invite you on a virtual tour of this property, simply click the link below that says virtual tour. You can find it in the section of this listing under facts. Etc...

The reason I make this point is because so many Zillowers (aka potential clients) will just look at the pictures of your listing and are totally unaware that they can actually take the virtual tour.

Video is something that everyone will click on and watch. But instead of trying to "showcase" the property, you are directing visitors attention to your "virtual open house" instead.

This is a great two tier approach because:
1)It lets potential clients know that the tour actually exists.

2)It gives you an opportunity to introduce yourself and make a personal connection with potential buyers in a way that a picture of yourself besides a listing cannot.

Thanks. I initially felt the same way you did until I shifted my perspective and realized the amazing opportunity it also presents.

The video section is as an opportunity for YOU to:
💰) Direct clients to the buried link.
💰) Address buyer skepticism, and allow them to "look around" without any sales pressure.
💰) Prequalify.

A bit off topic from the posters marketing idea.

Just be aware that an estimated 20% of listings are NOT on zillow. There's a war between NAR & Zillow over this and many MLS's around the country do not automatically syndicate to zillow. It;s down to the listing agent to tell the seller what is going on and have the seller specifically say that do or do not want to syndicate for zillow.

I can hear the questions
1) Why do MLS's not syndicate to zillow?
Zillow is not a member of any MLS. I spend my time and money to market to sellers. The house is listed on zillow and zillow charges myself to be shown as a 'premier agent' and 2-3 other agents to pay to be on there.
Zillow realies on free information - from home woners, agents (syndicated listings).
Because zillow is not a member of any MLS they do not have sales data. Hence the awful Zestimate.


2) Why doesn't the Real Estate business bring out a national MLS then?
Excellent question, because the fat cats who own the MLS 's are too busy looking at their own fat profits each year! They missed what the house buyer wants.

Great point. So let's assume the listing has made its way onto Zillow.. The Value of the video introducing yourself and where your tour link can be found can only compliment the marketing you're already paying for.

I see listings dropped out of Zillow on a regular basis. The agents listing along with the virtual tour link I there then the next day it is gone. Then the listing appears again but the virtual tour link is not in place. This does not seem to happen on Trulia. I have been contacting Zillow to try to get someone to monitor the situation. I have not had any luck with it yet. Is this happening to other agents?
