| Thank You for approving me into the Forum My name is Philicia Lloyd I am a Real Estate Appraiser since 1988. I carry a Certified General Appraiser license, this means I can appraise commercial and residential properties. I initially purchased a Matterport 250 when I started doing Insurance Claim and Insurable Values for Commercial properties. I just started using Matterport for my appraisal work in March 2024. Matterport is new for practicing appraisers CoStar is not. Commercial Real Estate Appraisers basically have to subscribe to CoStar (I am a subscriber), Loopnet (owned by CoStar) or STR (Smith Travel Research, Owned by CoStar) for hotels. STR is the definitive analytical guide needed for branded hotel valuations worldwide. Costar is used extensively in the field of commercial real estate appraising more than any other field. Commercial Appraisers must adhere to guidelines and verification of data is extremely important. Costar is what we use to verify sales and listing data for commercial properties. MLS does not provide the same information for comeercial properties. Last competitor to CoStar was Xceligent. You can do a google search under the name "Xceligent" for the details. Because my appraisal practice involves the Tax (Assessment) Appeal in most hearings for commercial property Tax Appeals both parties, Property Tax Assessor and Property Tax Agent subscribe to CoStar and submit these reports as evidence. So now that Costar has made the Matterport acquisition incorporating matterport into my practice is an added benefit. My Valuation Practice covers several states and includes mainly Appraising, Appraisal Instructor and Real Estate Expert Witness. Although I have a Real Estate Broker license mainly for consulting outside of Appraising. My goal is to become more proficient in Matterport and incorporate it into my appraisal workfile. |
