Will the NEW Virtual Openhouses persist after COVID-19 fades away?12055

I own a photography company in the SF Bay Area. Like most people, we were not allowed to hold live open houses March-April - some places still longer. INSTEAD Realtors scheduled and held virtual open houses, in which they live streamed an agent talking to a virtual crowd. I believe (but don't know) that most used Matterport. At the time this appeared to be a permanent change of behavior. So I am very excited because this could lead to not just Virtual Openhouses, but electronic selling in general. However, many before me have predicted change in real estate, only to be wrong. MY QUESTION: Are Matterport and similar tools the Next Big Thing, or merely a stop-gap to weather the virus? |

I think that yes. It will be the new normal. Sellers will be more careful and smarter and they will be requesting from the agents that they want to have the Matterport tour as part of the listing. We did over 150 tours in the last month and a half. It is in great demand and will be here to stay |

There will be no ‘fade away’ until there is a widely available vaccine. Which would be next year at the very earliest. We will be in our current situation for quite some time. | ||

I am confused why some sites are promoting virtual tours that are nothing more than slideshows. It ends up confusing the customer. | ||

Here in the UK under normal circumstances virtual tours come in and out of favour. When the housing market takes off properties listed on a web portal (like Zillow in the US I believe) can sell pretty quickly often making a tour redundant. The realtor doesnt need a tour... However I think the current situation is certainly different and will result in longer term changes. For the first time we are seeing the emergence of virtual tour software that allows potential buyers to communicate directly with realtors through the software. Think virtual tour meets Zoom... This could facilitate a change to the way that the industry works. |
