Hi All,

The WGAN Forum Question of the Day for Wednesday, 15 January 2020:

What is the one objection that you hear most often?

I will ask my guest on WGAN-TV Live at 5 how he would handle objections heard most often by Matterport Service Providers.

How to Speak the Language of Decision: S.U.C.C.E.S.S. in Selling 3D Tours and Real Estate Photography

Maybe on some of high end properties only.

Concerns from sellers, particularly higher end homes, about having all of their belongings on display. We often omit closets for this reason. It ties in with security really. We methodically approach framing to showcase the layout of a home with our still Photography.Often a trade off of better composition to show that room A is attached to room B is necessary. Matterport eliminates this, but it also means we can't creatively angle a shot of a master closet without showing the massive gun safe. This also brings up concerns of buyers steering away from homes that have a blueprint of the floorplan out there for would be thieves. Regardless of whether the concern is realistic,it is still real yo them. With aerial photos, we can easily defuse concerns by reminding them that people can gather as much information from Google satellite view as our images, just not current and high resolution.

@DanSmigrod @WallsCouldTalk ~ I have ran into this with some higher net worth individuals. They do not like quite that much access to their home.

The most common excuse I hear frequently is "I would do it if I had a nicer listing". Some agents are just really cheap. I had an agent tell me that his 3.7 million dollar listing wasn't worth the couple hundred dollar Matterport tour after calling me for a quote. Honestly, this is exactly the type of agent I do not wish to work with.

One week later I had another agent book 2 jobs on homes under $300k & one was in the 130k range (that one ended up in a bidding war) waiting to hear what the final sales price was

@DanSmigrod Ownership & cost comes up as well from time to time but, this tends to be for longterm Matterport tours

If a client is concerned with ownership I typically point them towards getting their own hosting account & then just charge them for my time

I see no value in this technology.

For clarification, do real estate agents feel like Matterport replaces them because the walk-through can be done virtually? Is that the objection that you heard? (More than once?)

From what I heard, agents want to have people come in to view the listing so the can get a feel on the buyer. They wnat live traffic.

That sounds like a real estate agent that helps buyers - rather than those that get the commission from listings.

Agents that help buyers may not be great prospects for you (since it is the listing agent that buys).

Or, please clarify ...

Are you pitching to agents that list properties for sale giving you the objection that they want to show properties in person rather than via a Digital Twin?

Best,

Dan

I visit many open houses to talk to agents. I would assume those are selling agents. Many of them said that to me.

@Astroprojector

Ah! Yes. As I understand it, agents use Open Houses to generate more leads - not necessarily to sell the house.

Sounds like you need to show the agent how Matterport can help generate more leads more efficiently for them?

"If we show them the whole house online, the will not com in."

"This is not going to help me with my Open House"

"I would do it if I had a nicer listing, not this one"

"I gotta go"

"That's too much. Let's just do the photos. Then I should have some money to market the next one"

"How about you shoot the tour and I pay you through escrow"

"The seller isn't going to be comfortable with all their stuff available for everyone to see"

"With this, potential thieves will have time to scope out the whole building and know where everything is"

"I got a quote from another guy who will do it for much cheaper than that"

"Are you going to put this in MLS for me?"

"Why can't you give me the Mattertags for free"

“We aren’t quite ready yet, we need to finish a couple of projects
around the house before we put it on the market.”

"I don't see the tours making that much of a difference in getting the home sold"

"People don't want to do all that clicking around and get bored with the listing"

Dan

I hear this often that the " other guy" his price was cheaper. What people have also told me is that their model is also not kept up online due to "cheaper guys" cancelling his account.
Not sure how to avoid this situation when people think they are getting a better deal when they dont know the total price involved w/continued hosting etc... Just my thought

@DanSmigrod Real Estate agents know their value is declining to both sellers and buyers. I hear from sellers all the time about how lazy their agent is. They say I don't feel like they working for me.
Agents see 3-D as a way for sellers to go around the agents.
