Hey guys. Quick question.
How do you price a home that doesn't have a square footage listed?
I just got that one today.
I know what to price if I know the number, but I've never calculated sq ft area myself before.
Is there a standard method to do this?

Manually calculate it or just go within a range. If the agent provide a size, use that.

If you're looking for the actual method to calculate, here's what I do:

I draw the shape of the house out and start putting in the measurements.

It the home isn't rectangular then I try to break that large shape down into as many squares and rectangles as possible.

From those smaller shapes I multiply length x width.

That gives you the area of each smaller shape.

Add them together to get total area.

-If the home is going to be sold, ask the agent for the tax records to show what it is. (Majority of them go by that for their listing information). You might be able to see the tax records on your own, just search for county property tax records, most of it is public information.
- I've had one agent say the home is right below one of my pricing sections just to pay less. I charged him what was on the tax records or what they advertised as the SF for the home which was more than he said.
