How accurate are Matterport 2D Schematic Floor Plans? Use SQ FT in MLS?10105

| Good day all. Does anyone know if MP,s floor plan accuracy adds the 6" for outside walls. What does Matterport say about their accuracy as it seems they are off the real number by as much as 200 to 300 feet sometimes. My clients are asking if they can use these square footage numbers in the MLS. |

| @DouglasMeyers The Pro2 will shoot within 99% accuracy, but once printed, the guarantee is 98%. The BLK360 is 99.9% accurate. The way Matterport computes square footage is based on the Gross Internal Area (GIA) which is calculated from the inside perimeter of the property and includes all internal areas excluding voids or areas below 1.5m head-height. Which areas are not included in Area Calculation (GIA): ● Balconies and terraces ● Garages ● Conservatories ● Verandas ● Gardens ● Greenhouses ● Patios ● Areas of restricted head height (below 5 ft or 1.5 m) This may be different than local convention which can lead to discrepancies. I can see a 200-300 foot discrepancy due to measuring methodology alone. |

| @DouglasMeyers To be clear, each room is measured from the inside of the wall to the inside of the opposite wall. However, the total sq footage at the bottom is from the inside of the exterior wall to the inside of the opposite exterior wall, which does include all the walls in between. It’s also possible to request the floor plan team provide a total that accounts for the 6" thickness of the exterior wall, which I think is the standard way to measure the totals in Canada for example. |
